With no doubt it would be the basement living room

We would like to reface the fireplace
Todd would like a wood burning stove insert to help keep the propane cost reasonable
wow...Propane is almost double what we paid last year, and with the Michigan winters we can really drain the tank.
New Carpet
Carpet does not look bad in the photo, but the black trim???Not sure what they were thinking not to mention you have to vacuum it twice a day with all the little feet in our home.
Drywall the ceiling
The house is over 30 years old and needs some Lighting

FYI tip...In the majority of remodel jobs 65% of the cost is Labor
It takes time and mistakes but if you are working with a tight budget and have any amount of patience you can save the Labor cost by becoming a DIY
